About Us
We take a conservative approach in finding appropriate investments for our investors. We only buy in the predictable path of progress after we determine that we can add value to our investment. Our decisions are made using information from the local chambers of commerce, economic development groups and the U.S. Census Bureau as well as other information from local real estate brokers and lenders.
We buy B and C class properties in A and B areas that have both a momentum play and a value play providing the opportunity to increase the value of our investment. We are typically in and out of a market within 3 to 5 years depending on where in the market cycle we enter. Meet us on video conference or in person to see why many investors are finding it appealing and have decided to partner with us.
What we do:
- Invest in multifamily real estate in emerging markets
- Market analysis research
- Locate prospective property through due diligence
- Negotiate contracts and place financing on project
- Asset management - Oversee property management and issue monthly reports and quarterly cash flow disbursements
- Resale - Prepare marketing materials, contact sales broker, select a buyer, negotiate contracts and close
Residential Single Family Real Estate
Requires much more time and money collecting rents, fixing maintenance issues, selecting tenants in multiple locations and pay more for management to oversee multiple homes.
Vacancy can have a huge impact on your ability to obtain cash flow and meet your expense/mortgage obligations.
If you have 5 investment homes and 2 tenants vacate, you now have a 60% occupancy
When a downturn hits, single family homes value drop dramatically
Why invest in multifamily real estate?
- New construction is down
- 2008 - new multifamily dropped l5%
- 2009 - plunged another 30%
- 2010 - forecast to drop another 31%
- Lower homeownership rates - higher foreclosures and short sales
- New household formations
- Strong immigration levels
- Entry of the Echo Boomers into the rental market.
- Apartment demand is likely to exceed supply in the coming years
Apartments are likely to be worth dramatically more in 2015 than 2010
